Start your job searchWe are working exclusively with a rapidly growing real estate investment company based in Mayfair. The business is a market leader in real estate, often winning awards for its investments and developments.
The firm is looking to hire a recently qualified accountant to take on an exceptionally rewarding role offering a broad range of responsibilities across commercial finance and financial control with a particular focus on supporting the investment team with new debt agreements, reporting to lenders, equity transactions, cash waterfalls and capital calls.
The role would suit a recently qualified accountant in practice or industry who wishes to learn about real estate investment and debt transactions.
RESPONSIBILITIES
Treasury and debt
- Build working relationships with lenders' compliance teams
- Support debt origination team with financial information requirements to close deals.
- Provide reporting and covenant compliance information to lenders
- Work with banks daily to support opening new bank accounts, closing bank accounts, and adding and removing users.
- Maintain up-to-date KYC information such that it is available to parties as needed.
- Provide information to the Finance Director and Investment Director to inform decisions around cash placed on deposit.
- Support payment approval process for operating costs and development capital costs
Transactions
- Provide support to finance aspects of real estate acquisitions and disposals.
- Work with external tax advisers on tax structuring and compliance issues, ensuring a sensible approach to transaction structures and ongoing compliance.
- Support financial due diligence process, including preparing information and reviewing acquisition or disposal price and balance sheet items.
- Consult with and inform the outsourced and internal finance teams on accounting for transactions and dealing with any tax compliance matters. Provide finance teams with all the information required and be available to support and review their work.
- Ensure acquisitions and disposals have obtained the appropriate investor approvals and that the transaction documents are by the investor approvals.
Taxation
- Support VAT return and compliance work across the REIT and development entities. Work will be performed by an outsourced accountancy function.
- Support Construction Industry Scheme compliance work across development projects. Work will be performed by an outsourced accountancy function.
- Support corporation tax compliance work for the REIT and development entities. Work will be performed by an outsourced accountancy function.
- Support REIT compliance work, including income distributions.
Equity Transactions
- Support equity transactions for the REIT and development companies, including capital calls, repayments and distributions.
- Support cash management across the REIT, including any cash waterfalls agreed with lenders, to ensure efficient cash management.
- Track equity commitments and capital calls for the REIT and developments to provide information to the business at any time.
Financial Reporting and Financial Control
- Support financial controller to inform and review the work of outsourced fund accountant on the accounts.
- Support the development team in reviewing the accounts of the development entities.
- Support the annual audit process, and build a strong working relationship with the external auditors.
- Consider accounting policy issues and provide recommendations.
- Ensure in-house and outsourced accountants are fully briefed on matters, including transactions, which may impact financial reporting.
Other
- Learn how to use, and eventually how to build, financial models for the annual budgeting process, FP&A or to understand investment appraisals.
- Support new building opening by joining the project team and partnering between the operational finance team, the development team, and the operations team.
- Support elements of accounting system change projects if required.
- Prepare or collate answers to questions raised by investors or potential investors.
REQUIREMENTS:
· Qualified accountant
· Interest in working with real estate investments
· Strong analytical and technical skills
